A Saved Search can be two things:

 

First off, you can have a custom search, where you save your favorite search criteria, and then later can select the same search again. Click Here to See How to Create A Custom Search..

Second, there are default searches. Currently CreditWatchExpress comes with three preprogrammed searches.

 

Saved Searches

 

There are a few very basic saved searches that preprogrammed for the user to select from.  They are as follows.

 

a.Foreclosures

       How to Do A Foreclosures Search

       Description of Foreclosures

Display Notice of Trustee Sales and Notice of Cancellations.  This documents relate directly to the foreclosure process.  A Notice of Trustee Sale is filed on a property at the beginning of the 90 Day Foreclosure process.  If you are working on a property that has fallen into foreclosure, Credit Watch will inform you of the derogatory document being posted as long as the owner you are tracking is in your client list.  Notice of Cancellations are notice of a cancellation of foreclosure meaning that the property has been removed from foreclosure by either catching the delinquent mortgage in question up or making some other arrangement to postpone or cancel the foreclosure.

 

b.   Tax Liens

       How To Do A Tax Liens Search

       Description of Tax Liens

State and Federal Tax Liens.  A search can either be performed independent of your customer list to display all federal and state tax liens or tied directly to your customer list.  State and Federal Tax Liens show the balances of unpaid tax liens placed by local or federal government.  These can effect your businesses by the fact that the state or government can garnish profits from companies or owners and put your company in a position where they may not get paid.

 

c.   Property Transfers

       How To Do A Property Transfers Search

       Description of Property Transfers

Property Transfer display any document relating to a transfer of ownership of a property.  This includes any type of deed or affidavit of sale.  You can watch a project you are working on to see when payment has been fulfilled to the owner so you know when you should be getting paid.
